Bonita Bay Real Estate Mid Year 2008 Sales Report

The mid year 2008 Bonita Bay market statistics for both homes and condominium sales are listed below. Bonita Bay is Bonita Springs premier gated community and is a highly sought after place to live. Encompassing 2,400 acres, Bonita Bay is also the flagship community of the Bonita Bay Group here in Southwest Florida. More than half the community is devoted to open space, including three Arthur Hills-designed golf courses and 12 miles of biking and walking paths. Golf Club members also have access to two Tom Fazio courses at the Bonita Bay Club East. Located on more than 1,000 acres of Cypress wetlands, there will be no residences permitted at Club East and these courses are enclosed by natural Florida surroundings providing a pure golfing experience.

Bonita Bay Condominium Sales January-June 2008*:
- 45 Closed Sales
- Average Sales Price - $420,433
- Median Sales Price - $388,000
- Average Days on Market - 194
- Price/Square Foot - $213.15
High Rise Condominium Sales January - June 2008*:
- Closed Sales
- Average Sales Price - $1,168,289
- Median Sales Price - $1,100,000
- Average Days on Market - 226
- Price/Square Foot - $341.63
In comparison with 2007 sales data, we saw a 5% increase in the number of home sales and a whopping 65% increase in the number of condominium sales. The average price for homes fell by 7% while the average price for condominiums fell by 11%. Average days on market fell by 2% for homes and rose by 33% for condominiums. High rise condominiums also saw their number of sales rise by 36%. Average price dropped by 17% and their days on market fell by 15%. Because Bonita Bay is a highly sought after place to live in Bonita Springs, a mistake many potential buyers make is to think they could not possibly afford to purchase a property within the community. The reality is another matter all together. Bonita Bay offers a wide variety of living options and price ranges. For example, there are over 20 condominiums currently on the market for under $325K and over 15 homes for under $525K.
