The mid year 2008 Bonita Springs real estate market statistics for both homes and condominiums are listed below. Bonita Springs, known as the Gateway to the Gulf, is one of the fastest growing coastal cities in Southwest Florida. Located between Ft. Myers and Naples, Bonita Springs offers endless lifestyle choices while still maintaining its small town charm.
Bonita Springs Sales Data
Bonita Springs Home Sales January - June 2008*:
- 495 Closed Sales
- Average Sales Price - $579,448
- Median Sales Price - $387,500
- Average Days on Market - 184
- Price/Square Foot - $220.20
Bonita Springs Condominium Sales January - June 2008*:
- 451 Closed Sales
- Average Sales Price - $373,942
- Median Sales Price - $283,250
- Average Days on Market - 175
- Price/Square Foot - $194.42
In comparison with 2007 sales data, we saw a 21% increase in the number of home sales and a 29% increase in the number of condominium sales. We also have seen a 15% decrease in the average price for homes and a 7% decrease in the average price for condominiums. Average days on market rose by 7% for homes and fell by 24% for condominiums.
Like most areas in Florida, Bonita Springs has an excess of inventory. The upside is that buyers have a wide variety of homes or condominiums from which to choose and in many of its more well known communities like Bonita Bay, Pelican Landing, The Colony and Vasari have properties available at prices not seen since 2003.
