Estero, Florida - A 2008 Mid Year Real Estate Sales Update

The mid year 2008 Estero real estate sales statistics for both homes and condominiums are listed below. Estero is ideally located between Ft. Myers and Bonita Springs and is currently in the process of building and developing wherever you travel. It is one of the last areas to be developed in south Lee County and the community offers excellent schools, health care, and of course, year round sunshine.
Estero Sales Data
Estero Home Sales January-June 2008*:
- 260 Closed Sales
- Average Sales Price - $401,252
- Median Sales Price - $307,500
- Average Days on Market - 149
- Price/Square Foot - $168.35
Estero Condominium Sales January-June 2008*:
- 185 Closed Sales
- Average Sales Price - $238,090
- Median Sales Price - $200,250
- Average Days on Market - 132
- Price/Square Foot - $156.29
In comparison with 2007 sales data, we've seen a 39% increase in the number of home sales and a whopping 115% increase in the number of condominium sales. The average price of homes decreased by 12% and the average price of condominiums decreased by 8%. Average days on market rose by 10% for homes and fell by 6% for condominiums. In addition, pending sales also rose by 27% in the month of June and thus will help make for a good beginning to the third quarter sales numbers. Estero has every type of community being built within the its boundaries, from large gated and planned communities, to smaller town centre type projects built around a self-contained lifestyle. Grandezza, Stoneybrook and the West Bay Club are some of the better known communities and all offer numerous amenities and a laid back lifestyle. Savvy buyers, with an experienced agent, are finding some really incredible deals. The key is knowing where to look and how best to negotiate on the price.
