The mid year 2008 Fort Myers Beach sales statistics for both homes and condominiums are listed below. Fort Myers Beach is the "happening" locale on the Southwest Florida Lee Island Coast. Fort Myers Beach offers every amenity you can imagine- from seven miles of wide sandy beaches, golf, boating, fishing and more than anything else - relaxing. Fort Myers Beach Home Sales January-June 2008*:

- Average Sales Price - $449,823
- Median Sales Price - $195,000
- Average Days on Market - 171
- Price/Square Foot - $366.01
Fort Myers Beach Condominium Sales January-June 2008*:
- 115 Closed Sales
- Average Sales Price - $588,055
- Median Sales Price - $410,000
- Average Days on Market - 147
- Price/Square Foot - $364.11
In comparison with 2007 sales data, we've seen a 21% increase in the number of home sales and a 39% increase in the number of condominium sales. The average price of homes decreased by 20% and the average price of condominiums decreased by 22%. Average days on market rose by 29% for homes and by 2% for condominiums. In addition, pending sales also rose again in the month of June for both homes and condominiums and thus will help make for a good beginning to the third quarter sales numbers. Because Fort Myers Beach is an island resort destination, it is a highly desirable place to live. A mistake many potential buyers make is to think they could not possibly afford to purchase a property on Fort Myers Beach. The reality is another matter all together. The city offers a wide variety of living options and price ranges. For example, there are over 50 condominiums currently on the market for under $250K and over 60 homes for under $400K.
