Fort Myers Beach Real Estate Sales Update - January to September 2008

The January thru September Ft. Myers Beach real estate market statistics for both home and condominium sales are listed below. The Beach is the "happening" locale in the Ft. Myersarea. It offers every amenity you can imagine - from seven miles of wide sandy beaches, golf, boating, fishing, nightlife and more than anything else - relaxing. Ft. Myers Beach is eclectic and diverse - there's nothing quite like it anywhere else in Southwest Florida.
Ft. Myers Beach Real Estate Sales Data
Ft. Myers Beach Home Sales January-September 2008*:
- 74 Closed Sales
- Average Sales Price - $565,135
- Median Sales Price - $390,000
- Average Days on Market - 140
- Price/Square Foot - $353.35
Ft. Myers Beach Condominium Sales January-September 2008*:
- 143 Closed Sales
- Average Sales Price - $429,583
- Median Sales Price - $305,000
- Average Days on Market - 190
- Price/Square Foot - $370.46
In comparison with 2007 sales data, we saw a 30% increase in the number of both home and condominium sales. We also have seen a 15% decrease in the average price for homes for sale and a 21% decrease in the average price for condominiums for sale. Average days on market rose by 6% for homes and by 13% for condominiums. In addition, pending sales for both property types also rose in the month of September and thus will help make for a good beginning to this year's "season" starting next month. Because Ft. Myers Beach is an island resort destination, it is a highly desirable place to live. The city offers a wide variety of living options and price ranges. For example, there are over 40 condominiums currently on the market for under $250K and over 65 homes for under $400K.
