The January thru September Naples real estate market statistics for both home and condominium sales are listed below. Naples, known as the “Crown Jewel” of SW Florida’s Gulf Coast, is a truly cosmopolitan, quaint, and cultural city that has transformed itself into a dynamic international and world renown destination.

Naples Homes Sales January-September 2008*:
- 1456 Closed Sales
- Average Sales Price - $756,035
- Median Sales Price - $336,000
- Average Days on Market - 187
- Average Sales Price/Square Ft. - $269.23
Naples Condominium Sales January-September 2008*:
- 1522 Closed Sales
- Average Sales Price - $515,964
- Median Sales Price - $227,000
- Average Days on Market - 195
- Average Sales Price/Square Ft. - $255.15
In comparison with 2007 sales data, we saw a 116% increase in the number of home sales and a 110% increase in the number of condominium sales. We also have seen a 23% decrease in the average price for homes and a 16% decrease in the average price for condominiums. Average days on market fell by 3% for homes and rose by 8% for condominiums. In addition, pending sales for both property types also rose in the month of September and thus will help make for a good beginning to this year’s “season” starting in November.
Like most cities in Florida, Naples has an excess of inventory. The upside is that buyers have a wide variety of homes or condominiums from which to choose and in many of its more well known communities like Glen Eagle, Lely Resort and The Vineyards, there are some really well priced properties available.

You wouldn’t have guessed their would have been an increase in sales. I wonder if it was people buying new residences or investors spurring the market?
It’s still a buyers market so if you’re looking Naples is a great place to buy.
Naples is lucky. Here in Beaufort, SC prices are falling and sales are still way down. Our association has lost 30% of it’s members which is a good thing for me as I plan to stick with real estate. While places like Naples might be doing fairly well, most of the South Carolina coast is in a very steep sales decline because of overbuilding and extreme over pricing. I blame government and builder greed. Glad to hear your Naples guys/gals are still making some noise in your market.
Naples is one of the most picturesque destinations in the United States of America. Apart from bordering the Gulf of Mexico with its pristine beaches, it has many golf courses and a lot wonderful boutiques and shopping malls. Naples real estate has plenty to offer for people who have budgets of all types. A recent report showed that during the month of July, 2006 over 9,000 homes were up for sale in Naples - double the amount of the previous year. This makes it a buyers market; however, most of these homes were prices way too high and can’t be really considered for sale.
