Pelican Landing Real Estate Mid Year 2008 Sales Report

The mid year 2008 Pelican Landing market statistics for both homes and condominium sales are listed below. Pelican Landing is an upscale gated golf community with excellent amenities and is considered one of Bonita Springs premier communities. Pelican Landing distinguishes itself by being the only community in the area to own a private barrier island on the Gulf of Mexico. The island includes a 32 acre beach park that residents have daily access to via a community run boat shuttle service. Residents can also opt for membership in the Pelican's Nest Golf Club. Its two 18 hole Tom Fazio designed golf courses are considered by many as some of the best available here in Southwest Florida.

Pelican Landing Mid Year Sales Data

Pelican Landing Home Sales January-June 2008*:
  • 22 Closed Sales
  • Average Sales Price - $788,726
  • Median Sales Price - $760,000
  • Average Days on Market - 170
  • Price/Square Foot - $264.81
Pelican Landing Condominium Sales January-June 2008*:
  • 44 Closed Sales
  • Average Sales Price - $329,902
  • Median Sales Price - $270,500
  • Average Days on Market - 172
  • Price/Square Foot - $170.79

In comparison with 2007 sales data, we saw a 21% decrease in the number of home sales and a huge 220% increase in the number of condominium sales. The average price for homes fell by 20% while the average price for condominiums fell by 12%. Average days on market fell by 10% for homes and rose by 25% for condominiums. There are currently 41 homes and 71 condominiums for sale in Pelican Landing. Examples include homes in The Cottages and Pinewater Place for under $600K, in Heron Glen for under $500K and in Bay Crest for under $400K. Condominiums include 19 units in Creekside Crossing, Cypress Island, Lakemont Cove, The Reserve, Sawgrass Point, Southbridge, Mystic Ridge, Sanpiper Greens and The Pointe all for under $300K.
