The mid year 2010 Pelican Landing real estate market statistics for both home and condominium sales are listed below. Pelican Landing is an upscale gated golf community with excellent amenities and is considered one of Bonita Springs premier gated golf communities.

Pelican Landing distinguishes itself by being the only community in the area to own a private barrier island on the Gulf of Mexico. The island includes a 32 acre beach park that residents have daily access to via a community run boat shuttle service. Residents can also opt for membership in the Pelican's Nest Golf Club. Its two 18 hole Tom Fazio designed golf courses are considered by many as some of the best available golf courses in all of Southwest Florida.

  • Median Sales Price - $550,000
  • Average Days on Market - 190

  • The list to sales price average was 90.07%.
Pelican Landing Condominium Sales Mid Year 2010*:
  • 39 Closed Sales (23 in 2009)
  • Average Sales Price - $230,166
  • Median Sales Price - $230,000
  • Average Days on Market - 176
  • Average Sales Price/Square Foot - $134.71
  • The list to sales price average was 92.09%.

In comparison with 2009 sales data, we saw a moderate 31% increase in the number of Pelican Landing home sales and a strong 65% increase in the number of Pelican Landing condominium sales. The average price for homes fell by 8% while the average price for condominiums fell by 11%. Average days on market rose 13% for homes and fell 25% for condominiums.

There are currently 39 homes and 59 condominiums and villas for sale in Pelican Landing. Examples include a 4 bedroom + den Bay Creek home for $1.4 million and a 4 bedroom Pennyroyal home for $699K. Condominiums include 35 units in communities like Creekside Crossing, Cypress Cove, Lakemont Cove, Longlake Village, Mystic Ridge, The Reserve, Sandpiper Greens, Sawgrass Point, Southbridge, and The Pointe all for under $300K. And, Mystic Ridge, Sawgrass and The Pointe currently have units being offered under $200K.
