Pelican Landing Real Estate Sales Update - January to June 2009

Pelican Landing Island SunsetThe January thru June 2009 Pelican Landing real estate market statistics for both home and condominium sales are listed below. Pelican Landing is an upscale gated golf community with excellent amenities and is considered one of Bonita Springs premier communities.

Pelican Landing distinguishes itself by being the only community in the area to own a private barrier island on the Gulf of Mexico. The island includes a 32 acre beach park that residents have daily access to via a community run boat shuttle service. Residents can also opt for membership in the Pelican's Nest Golf Club. Its two 18 hole Tom Fazio designed golf courses are considered by many as some of the best available here in Southwest Florida.

Pelican Landing Condominium Sales January-June 2009*:

  • Average Sales Price - $265,134
  • Median Sales Price - $262,500
  • Average Days on Market - 244
  • Average Sales Price/Square Ft. - $145.16

In comparison with 2008 sales data, we saw a 23% increase in the number of home sales and a huge 43% decrease in the number of condominium sales. The average price for homes fell by 21% while the average price for condominiums fell by 11%. Average days on market was flat for homes and rose by 48% for condominiums.

There are currently 33 homes and 65 condominiums for sale in Pelican Landing. Examples include homes in The Cottages and Pinewater Place for under $500K. Condominiums include 30 units in communities like Creekside Crossing, Lakemont Cove, Longlake Village, Mystic Ridge, Sandpiper Greens, Sawgrass Point, Southbridge, and The Pointe all for under $300K.
