The Best Time to Buy in FloridaWhen is the best time to Buy in Southwest Florida? We get this question all the time. After struggling with this question for many years, we took a look at the statistics available to us to see just how much we could "glean"  to answer the question. After looking at the year to date information regarding months of inventory, what is our lowest sale price for each month, what is the trend in sales prices, how many homes sold and their median price, how many new listings come on the market each month, and how many days on market (DOM) did property average until selling, we've found that the market is so rapidly moving we may not be able to rely upon the past "rules of thumb."

Naples-Marco Sales Report SFH

Pulte Homes for SaleWell, the sales report for the Naples-Marco Island MSA (metropolitan statistical area) may contain some disheartening news for buyers and some more welcome news for sellers. Comparing year over year for the same time, the data indicates that prices are dramatically rising, inventory is decreasing, and the time on the market is shortening.

In September of 2012 there were 310 closed sales - in September of 2013, there were 402. There were 545 homes that were listed in 2012 (same month) and 588 in September of 2013. Last year there were 3,215 homes for sale on the market while this year there are 2,541. That's a decrease of 21% from last year to this year.

The median days on market were 118 last year and only 74 days this year. The average sales price…

Foreclosure Rates Drop Again in Naples Area

Foreclosure Rate Declining AgainSouthwest Florida's Real Estate foreclosure rate dropped again for the second month in a row in the Naples market. In late September, the local rate in Naples was 8.7% - down 4.2% from last year at the same time. This month the rate has dropped 3.6% to a little more than 5.0% locally.

Inventory for both new homes and existing homes is also steadily dropping which is driving up prices in our area. It's a good time for sellers again.

The median number of active listings that were foreclosures at the peak in April of 2009 were 256 listings. In September of 2013, our latest data from the MLS statistics, show that there were only 114 total active foreclosure listings for all of Naples.

Sweetbay Stores Opening Next Year Under New Name

Sweetbay Supermarket Stores will be Winn-Dixie next yearSweetbay Supermarket Stores will be Winn-Dixie next year. Jacksonville based Bi-Lo Holdings LLC will purchase both Sweetbay and Reid's for $265M and rebrand their stores. Bi-Lo bought Winn-Dixie in 2011 for $530M and will merge with Winn-Dixie stores over the next few months.

The new organization will result in about 700 stores in eight states. There are six stores in Collier and Lee named Sweetbay and four Winn-Dixies in Immokalee, Marco Island, Golden Gate, and Lehigh that will all carry the Winn-Dixie name.

The sale is not yet finalized, and we guess it could not come about, but all organizations have made the announcement in mid-October of their intent.

ACE Group of Companies Renews PGA Tour for TwinEagles in Naples

ACE Group Championship PGA TourThe Champions Tour announces its 1,000th winner last month and added three new events to their schedule.

However, the most exciting news for all of us here in Southwest Florida, was that ACE renewed their sponsorship of the Champions Tour event at TwinEagles again through 2017. The tour has been present in Naples since 2011 and their contract was coming up for renewal.

Last season Bernard Langer was the winner in February of 2013 capturing his second ACE Group Classic title - the first golfer to do so since 1999 for The Champions Tour. This year's tournament will also occur in February and will be played on the Talon Course again at TwinEagles.

Foreclosure Rates Keep Dropping on the Southwest Florida Gulf Coast

Short Sales and ForeclosuresSouthwest Florida Real Estate is still hot and heavy and inventory is dropping every day. If you're thinking about selling, it's an opportune time, as many properties receive multiple offers and prices are only rising.

In an update on the area's foreclosure and delinquency rates, the latest monthly stats are from July and the Cape Coral-Fort Myers foreclosure rates fell from 9.3% to 6.3%. The Naples-Marco market shifted downward from July 2012 rate of 8.4% to 5.4%. Those loans that are considered earnestly delinquent (more than 90 days) experienced a dip also. In The Cape and Fort Myers, delinquency dropped to 10.5% - a decrease of 4.2% and Naples-Marco was down 4.2% to 8.7%. Higher than hoped, for delinquent loans, but not high enough to expect a lot…
