The Brooks Real Estate Sales Report - January to March, 2008

The first quarter 2008 Brooks real estate market statistics for both homes and condominiums are listed below. Encompassing 2,532 acres of natural Florida surroundings, The Brooks is master planned gated community consisting of five major and distinct communities - Copperleaf, Lighthouse Bay, Rapallo, Shadowwood and Spring Run. Each community is gated and sports a different kind of lifestyle. All five communities pivot around The Town Center and The Commons Club at The Brooks which also provides numerous amenities. With its central location in Bonita Springs and its variety of lifestyle choices and price ranges, The Brooks is a highly sought after place to live.

The Brooks Sales Data

The Brooks Home Sales Jan-Mar 2008*:
  • 32 Closed Sales
  • Average Sales Price - $773,603
  • Median Sales Price - $615,000
  • Average Days on Market - 207
  • Price/Sq. Foot - $286.70
The Brooks Condominium Sales Jan-Mar 2008*:
  • 31 Closed Sales
  • Average Sales Price - $295,190
  • Median Sales Price - $285,000
  • Average Days on Market - 165
  • Price/Sq. Foot - $164.67

In comparison with 2007 sales data, we saw a 28% increase in the number of home sales and a 93% increase in the number of condominium sales. We also have seen a 15% decrease in the average price for homes and a 16% decrease in the average price for condominiums. Average days on market rose by 14% for homes and decreased by 28% for condominiums. There are currently 92 homes and 173 condominiums for sale in The Brooks. Examples include 13 homes in 5 different neighborhoods for under $500K and 71 condominiums in 9 neighborhoods for under $300K.
