The Brooks Real Estate Sales Update - January to June 2009

The January thru June 2009 The Brooks real estate market statistics for both home and condominium sales are listed below. Encompassing 2,532 acres of natural Florida surroundings, The Brooks is master planned gated community consisting of five major and distinct communities - Copperleaf, Lighthouse Bay, Rapallo, Shadowwood and Spring Run. Each community is gated and sports a different kind of lifestyle. All five communities pivot around The Town Center and The Commons Club at The Brooks which also provides numerous amenities. With its central location between Bonita Springs and Estero, The Brooks provides a variety of lifestyle choices and price ranges and is a highly sought after place to live.

The Brooks Real Estate Sales Data

The Brooks Homes Sales January-June 2009*:
  • 36 Closed Sales
  • Average Sales Price - $764,288
  • Median Sales Price - $560,000
  • Average Days on Market - 203
  • Average Sales Price/Square Ft. - $263.93
The Brooks Condominium Sales January-June 2009*:
  • 87 Closed Sales
  • Average Sales Price - $243,777
  • Median Sales Price - $235,000
  • Average Days on Market - 216
  • Average Sales Price/Square Ft. - $142.16

In comparison with 2008 sales data, we saw a 41% decrease in the number of home sales and a 3% decrease in the number of condominium sales. The average price for homes fell by 5% while the average price for condominiums fell by 7%. Average days on market increased 5% for homes and fell by 4% for condominiums.

Upon reviewing all the sales data and speaking with our staff and colleagues, it appears The Brooks is suffering from the high costs/fees involved with getting access to the community’s amenities. When you compare The Brooks to many of the other large gated communities within Southwest Florida, they are higher by comparison.

There are currently 89 homes and 207 condominiums for sale in The Brooks. Examples include 15 homes in 8 different neighborhoods for under $400K and 96 condominiums in 13 neighborhoods for under $300K.

Wow, 41% decrease since 2008 is a lot. But we are feeling it too. In Dallas, the market starting to change. The first time home buyers are taking advantage of the $8000 tax credit while it's still available and being it's a buyers market, there is a lot of inventory out there for them to choose from.
