The Vineyards Real Estate Sales Update - January to September 2008

The January thru September Vineyards real estate market statistics for both home and condominium sales are listed below. The Vineyards is an upscale gated golf community and is considered one of Naples premier developments. The community has numerous amenities and features the Vineyards Country Club, which gives residents a selection of two 18-hole PGA championship golf courses. In addition, The Vineyards also includes a 32 acre community park with miles of walking and biking paths that wind throughout the areas majestic oaks, cypress stands and nature preserves. The development offers a variety of single family homes, villas and condominiums from which to choose and it epitomizes the Southwest Florida living experience.
The Vineyards Sales Data
The Vineyards Home Sales January-September 2008*:
- 34 Closed Sales
- Average Sales Price - $659,596
- Median Sales Price - $590,000
- Average Days on Market - 193
- Price/Square Foot - $241.22
The Vineyards Condominium Sales January-September 2008*:
- 44 Closed Sales
- Average Sales Price - $432,607
- Median Sales Price - $377,500
- Average Days on Market - 213
- Price/Square Foot - $188.43
In comparison with 2007 sales data, we saw a 10% increase in the number of home sales and a strong 30% increase in the number of condominium sales. The average price for homes fell by 21% while the average price for condominiums rose by 9%. Average days on market fell by 11% for homes and rose by 47% for condominiums. There are currently 84 homes and 150 condominiums for sale in The Vineyards. Examples include homes in Valley Oak and Napa Ridge for under $525K, and in Villa Verona and San Rafael for under $400K. Condominiums include 189 units in 12 different communities including Chardonnay, Silver Oaks and Tuscany for under $300K.
